Who we are
South Developers is a real estate development firm that designs and constructs commercial & residential properties for sale or lease along with providing Architectural Design, Construction, and Project Management services to both private and corporate clients. Founded in 2014, the company headquarters are based in Athens while it also retains a second office in Italy-Rome under the name “H-to-O Architects”, an architectural design workshop that besides working on residential and commercial projects, also specializes in yacht design, shipbuilding, and aquatic architecture or “Aquatecture”.
During the last 20 years, South Developers’ team members have undertaken and successfully completed many residential, commercial and hospitality projects such as private residences, luxury apartments, hotels, corporate offices, and retail stores all over the world.

From conception to completion, we guide the project owner(s) through the process but also carry the burden of all planning and coordination of the teams involved. Beginning with brainstorming sessions aimed at concept creation followed by architectural drawings, accurate budgeting and the construction phase, we lead the process meticulously until the handover of a fully functioning construction fitted to operate. As a Development Contractor & Consultant, we become the guiding member of the Project Team that acts accordingly in every single stage of the process to ensure project success.

Konstantinos Rousakis
Konstantinos Roussakis has worked for several years as a Sales Manager for Hotels and Yachts light design in Italian companies. At the same time, he met Marco Valletta and together, they set up KRV & Architects ltd, a construction company which completed several construction and interior design projects both in Ukraine and in Greece. Thereafter, he founded 4Concept ltd, specialized in architectural materials supply and interior design services, achieving several works both in the naval and hotels field. These include the supply and installation for Cruise Ship “Diogenis V” along with supplies for the “Theoxenia” and “Pentelikon” hotels in Athens and the construction of a private villa in Athens and some representative offices in Athens and Cyprus. Since 2017 he has held the role of Business Development Manager in HtoO Architects and serving as the managing director of South Developers.
Marco Valetta
Marco Valletta was born in Rome in December 1963.
He studied in Rome and received his degree in Architecture with a Technological orientation with an experimental thesis on “Solar systems and building structure – Analysis and Design of Integrated Solutions related to heating and cooling systems” coordinated by the Centro Nazionale delle Ricerche (CNR) of Rome.
He started to work as a CAD designer in several architectural and engineering firms. In May 1998 he worked for the Swiss company TMT Design by Luciano di Pilla, entering the world of ‘Yacht Design. This valuable experience allowed him to participate in the implementation of M/Yacht “Tatoosh”, “Le Grand Bleu” at the shipyard Kush Yacht Agentur in Bremen – Germany. In 2001; he participated in the Coordination Planning at KONO Konstruktionsbüro GmbH in Bremen which allowed him to take part in the drafting of coordinating plans for the construction of the M/Yacht Carinthia VII at the shipyard Lürssen Yachts.
Back in Italy, in Milan, he started working with Contract Oversea Spa as a designer and project manager for several hotels, M/Yacht and shopping centers in Italy and abroad. Among these in particular are: Amphitrite Palace Hotel & Spa Skhirat in Morocco, designed by architect Joselis Esquerra, working as interior designer and work manager. M/Yacht O’Pari ed O’Mega implemented in Athens – Greece , designed by Studio Vafiadis working as technical director and contract manager.
With the very important experience gained in different collaborations, he founded together with other international partners, the KRV & Associates Ltd. The company participated in important projects expressing character and creativity in Composition and Architectural design, among these: M/Yacht “Disco Volante” Athens, Greece – Internal and external refit Hotel Riviera Podol in Kiev Ukraine – Design, construction and turnkey supply. Truskevets Building Hotel in Truskavets Ukraine – Design. Leonardo Business Centre in Kiev Ukraine.
Paolo Calivi
Paolo Calvi was born in Rome in July 1973.
He studied in Rome and received his degree in Architectural Design in 2003 with a project for the new stadium of Livorno. During his studies he joined Studio Aymonino and collaborated with the Roman offices Ricci&spaini and Seste_Associati. In the same years he took part in various architectural competitions, getting several mentions, and a first prize for the 2001 edition of Wonderland Contest.
In 2000 he worked for the Authority for the architectural heritage protection of Rome (Sovrintendenza Capitolina ai Beni Culturali), projecting designs for exhibitions in the markets of Trajan’s Forum and dedicating to several restoration projects planned for the Great Jubilee. In 2003 he collaborated as an assistant in prof. Paola Gregory’s course of Architectural design for Rome University “La Sapienza”. In the same year he took part as a tutor in the Workshop_Roma_2003. organised by Rome University “La Sapienza” and Penn State University.
From 2004 to 2007 he worked as a designer at Sea Charter Co. taking part in the design of General Arrangement of 6 megayachts over 70m length. He was in charge of the concept design and developed design for several public spaces, guest suites and service areas.
In 2007 he was employed at Fincantieri Yachts as a coordinator of crew areas, service areas and catering areas of a 134m yacht.
From 2008 to 2015 he was employed at Privilege Yard as a coordinator of crew areas, service areas and catering areas of a 127m yacht. For this ship, in the design phase, he was in charge of design of General Arrangement and of the design, from the concept to the working plan, of several public spaces, guest suites and service areas.
Paolo Calvi is a licensed architect at Ordine degli Architetti Pianificatori Paesaggisti e Conservatori di Roma e Provincia (Architect’s registration Board of Rome, Italy) with registration number 17731.
